The enquiry came in at nine on a Sunday. Somebody answered it. It was not you.
Operscale answers the phone for estate agents, letting agents and block managers. It picks up in seconds, day or night, asks the questions your negotiator would ask, books the valuation or the viewing straight into your diary, and writes the whole thing back to your CRM. On your own number. You learn nothing and you change nothing.
It books, or your first month is free. One month up front, no setup fee. Not one appointment in thirty days and you get the month back. No asterisk, and here is why.
Answering calls for property firms every day.
The guarantee
It books, or your first month is free.
One month up front, no setup fee. If it has not booked you a single appointment in thirty days, we refund that month in full and you never pay a setup fee at all.
Run for you
Nothing about how you work changes.
You keep your number, your diary and your CRM. There is no software to learn and no dashboard to babysit. We build it, connect it, watch it and tune it, and send you a weekly note of what it caught.
Done properly
It never values, never adjudicates, never decides about a person.
It books the valuer rather than naming a figure. It will not interpret a lease or rule on a service charge. It never scores an applicant or decides right to rent, and every caller is told plainly that it is an assistant.
The expensive part is the silence
Nobody rings back to tell you they instructed someone else.
A property firm does not lose money in one dramatic moment. It leaks, in the same few places, every week, and none of it shows up on a report. See how much of this week you recognise.
The calls nobody was there to take
- The portal enquiry lands at nine on a Sunday. By Monday the buyer has booked two viewings and neither is with you. Nobody tells you it happened.
- A vendor rings to ask what their house is worth. It goes to voicemail. That was the valuation, and the valuation is where every instruction starts.
- Your whole team is out on viewings between ten and four, which is exactly when the phone rings most. The office answers what it can.
- A tenant’s boiler fails at eleven at night. They get a voicemail beep. Their landlord hears about it before you do.
The work that arrives after the call
- A message gets taken and left in an inbox, so the job is still yours. A booked appointment written into the system is not.
- The same four questions, five hundred times: what is my balance, how do I pay, when is the roof being done, has the contractor been booked.
- The enquirer who never got called back is not lost, exactly. They are just being handled by somebody else now.
- The landlord who is quietly deciding whether to stay is deciding it on how fast you answered the last repair.
Three businesses, not one
Built for how your firm actually works.
A sales agency lives on speed to lead and the valuation. A letting agent lives on the repair call and the landlord deciding whether to stay. A block manager lives on the same four service-charge questions, asked five hundred times. Same platform underneath, configured three ways.
We also run the same service for construction & skilled trades, retail & e-commerce and hospitality & local venues. Property is where we are deepest, so it is what this page talks about.
How we work
Set up for you, checked before it speaks, run every day.
Nothing reaches your customers until it has passed a quality check against a standard you approved, and anything sensitive waits for a human. You hold the off switch throughout.
Look
We look at where your business leaks money: missed calls, quotes nobody chased, slow replies, no-shows, a customer list gathering dust.
- Owner
- Operscale leads; you give us access and an hour of your time.
- Output
- A written picture of where the money is going, and which fixes pay for themselves first.
- The gate
- You approve the plan before anything is built.
Set up
We load your details: services, prices, hours, diary, how you talk to customers. We read your website and FAQs so the assistant answers like your best member of staff.
- Owner
- Operscale; reviewed with you.
- Output
- Your assistant, sounding like your business, plus the checklist its replies will be graded against.
- The gate
- You sign off on the setup before it speaks to anyone.
Build
We wire it to your phone number, inbox, website and diary, with a kill switch that shuts everything off the moment you say so.
- Owner
- Operscale.
- Output
- A working assistant in a test environment, not yet touching your customers.
- The gate
- It cannot go further until it passes our own tests.
Quality check
Every reply is scored against the checklist you approved. Anything below the bar is held back, not sent.
- Owner
- Operscale platform.
- Output
- Proof, in writing, that the replies meet the standard before a customer ever sees one.
- The gate
- Below the bar, a human reviews it. It is never quietly sent.
Human review
Anything sensitive, a refund, a complaint, a message that touches one of our four rules, waits for a person to approve it.
- Owner
- Operscale; escalated to you where it is your call.
- Output
- A decision, recorded in the log.
- The gate
- Nothing sensitive is ever sent automatically.
Go live
The assistant starts handling real enquiries, watched closely, with the first week supervised message by message.
- Owner
- Operscale; you hold the off switch.
- Output
- A live assistant, and a record of everything it does.
- The gate
- You confirm go-live.
Run
We run it, watch it, and tune it. You get a weekly report in plain English and a monthly call. Changes are part of the service, never a new invoice.
- Owner
- Operscale operates; you oversee.
- Output
- A weekly summary of what it caught, chased and booked, in your numbers.
- The gate
- You can pause any part of it instantly. The off switch is yours.
What we will not automate, on purpose

We never score, rank or auto-judge people.
Keeps you out of automated-decision territory in every market we sell into.
We never handle medical or other sensitive personal data.
Keeps special-category data, and its obligations, out of the system entirely.

Before you ask
The questions everybody asks on the first call.
What is it, in one sentence?
It is a person-shaped answering service that actually books. It picks up your phone in seconds at any hour, works out what the caller wants, asks the questions your negotiator would ask, books the valuation or viewing into your diary, and writes the call and the contact back into your CRM. We build it, run it and tune it. You do not log into anything.
Will my callers know it is not a person?
Yes, and it says so plainly the moment anyone asks. It never claims to be staff. What it will not do is matter more than what it will: it never gives a valuation figure, never rules on a service charge or a lease, never decides right to rent, and never scores an applicant. Anything legal, contested or angry goes to one of your people, with the full transcript.
What happens to my number and my CRM?
Nothing changes. You keep your number; it answers the calls you would otherwise miss. It writes back into the system you already use, which is the part most answering services do not do. A message taken and left in an inbox is still work for you. A booked appointment and an updated record is not.
What does it cost, and what is the catch?
From £299 a month, published on the pricing pages, plus a one-time setup fee. The catch, said plainly: you pay one month up front with no setup fee, and month two costs more because that is when the setup fee falls due. We do it that way round so you are never paying us to build something that has not yet worked for you.
How do I know it will work before I commit?
You do not have to take our word for it. Pay the first month, and if it has not booked you a single appointment in thirty days we refund it in full and you never pay a setup fee. You keep every recording, transcript and contact it captured. The call log settles it, not an argument with us.
Is this lawful?
It is built in, not bolted on. Before any marketing message goes out we check there is a lawful basis: they contacted you first, they are an existing customer, or they opted in. Opt-outs stop everything instantly across every channel. Your data sits under a signed data processing agreement, and nothing we run makes an automated decision about a person.
Find out what your unanswered phone is costing you.
Fifteen minutes. We ask how many calls ring out, when they ring out, and what one instruction is worth to you. If it will not pay for itself we will say so on that call.
